Abstract :
Amid rapid population growth and urbanization, concerned ministries and city planners in Bahrain have been prompted to develop strategies to address the demand for affordable housing. There is a need to develop a formula that accommodates rapid population growth and the best sustainable environmental practices within the constraints of limited resources, allowing stakeholders to meet future housing needs in a sustainable manner.
In December 2021, Bahrain developed a national Green Building Code based on Green Building (GB) criteria for all construction projects, which has since been incorporated into the building code regulations, Benayat. Beneyat V1.3, the latest version of the building code, illustrates how the code has evolved over time to incorporate the latest sustainable practices.
This study aims to examine the potentials and challenges of the Green Building Rating System (GBRS), particularly in relation to affordable housing projects in Bahrain. The study also investigates the relationship between strategy and implementation in order to identify and address any gaps as well as the barriers that prevent widespread adoption and utilization of the GBRS in the context of affordable housing in Bahrain.
Initially, the study was designed to use a mixed method approach, but owing to a low response rate and some limitations identified during the pilot phase, qualitative methods were determined to be more appropriate. Qualitative methods have increasingly been employed in similar studies, as indicated in the literature. They provide insight into perceptions, motivations, and perspectives that underpin the actions of key stakeholders. This insight is a crucial aspect as field specialists and developers determine the motivations and influences of public and private development.
